Find a retirement villa or apartment that is kind to your budget
When grocery shopping, you’re faced with luxury choices through to more affordable. You’ll choose products that suit your budget, and that also meet your tastes or needs. At RCA Villages we understand this, and that the same financial considerations apply when it comes to buying a home. That’s why we offer a range of villas and apartments options to cater for most people in the market for a new lifestyle.
We know that choosing the right home and location to optimise your lifestyle in your mature years is an important decision. All seven of our villages are conveniently located with easy freeway accessibility to loved ones that live further afield; and shopping, services and public infrastructure in easy reach. Our villages’ villas and apartments have all been carefully designed to be great places to live as well as age in place with you.
How is the highly desirable RCA Village lifestyle budget friendly?
At RCA Villages’ we price our villas and apartments at a discounted price to market. This gives our residents the benefit of selling their existing home at or above market value and gaining a retirement funding buffer (the difference between the sale price of your property, and the cost to buy in to an RCA Village). This lifestyle buffer can then be used to top up your retirement savings or superannuation while enjoying the village lifestyle, and perhaps even fund that holiday you’ve been dreaming of!
To explore the buffer that you could potentially bank, keep an eye on the property market for your existing home. Each quarter of the year, property market data is released that defines the median apartment and house prices across Melbourne. Domain House Report is one reference point you can use to crunch some numbers and start planning your retirement living options. Armed with this knowledge, consider engaging some real estate expertise to assess the market value of your property, along with an appraisal that outlines the minimal property improvements you could undertake to optimise your selling price.
Once you have an idea of what your home is worth and what your lifestyle priorities are for the coming years, then come and speak with us. We can help turn these ideas into a plan.
Retirement villas and apartments to match your budget
Buying into a retirement village is a lifestyle decision. As with all significant lifestyle decisions that impact on your financial position, make sure you engage the services of a lawyer that specialises in retirement living before you sign any contractual agreement.
But, to give you a taste of what it means to live in one of our retirement villages, here is a recent publicly shared comment from an RCA Village resident on our Facebook page:
… the lifestyle is fantastic! You get safety, 24 hour [emergency] call service, gardens done, use of all facilities like pools, theatres, library, happy hours, exercise classes, great social club activities, or stay in and just enjoy your beautiful manageable home and the company of like-minded people if you want it. Leave your home and go away knowing your home is safe, mail collected, and lawns mown. Best decision I ever made. I moved in while still working and now retired and loving the whole thing. With everything on hand like doctors, hairdressers and podiatrist, and the bus to take residents to shopping centres, even when I can't drive, I can still conduct my activities and appointments. I can stay in this [independent living] environment with all the safety nets until I can't be alone overnight. Then it will be in [aged care] I guess. Having too much fun to worry about that now!
If a retirement village lifestyle appeals to you, there are options available to buy into your desired RCA Village location beyond what you may have seen advertised. Don’t rule out an aspirational lifestyle, just because you saw a price that didn’t work for your budget.
Speak to us. We offer a range of retirement village living options. A quick look at any of our RCA Villages’ websites; and you’ll soon see that the price differential from the cheapest option to the most expensive, is several hundred thousand dollars. We cater for a range of financial means.
Re-sale retirement villas or apartments offer a range in prices
While RCA Villages sets the price of our new villas and apartments, in line with being below the market value, re-sale villas and apartments prices are set by the seller (either the resident or a representative of the resident). Because of this, the price range can vary, offering buyers options that suit their budget.
Purchasing a re-sale retirement village unit is an attractive option if you want to live in an established village with all amenity and communal facilities in operation.
Apartments are a great budget friendly consideration
With the comfort of a security entrance, RCA Villages’ Apartments offer a full-sized kitchen with plenty of storage, stainless steel appliances, tiled splash back and stone bench tops. Additionally, you’ll have two double bedrooms and a laundry complete with washing machine and dryer, along with spacious open plan living and dining areas that flow to a generous balcony.

Is a villa more your style?
RCA Villages’ villas all include at least two-bedrooms with study, two-bathrooms, double lock up garage with internal access, and light-filled, open plan living, dining and kitchen areas opening onto north facing outdoor living spaces. Different designs, across different village locations mean we can offer a range of designs to suit a range of budgets.
Check out the delightfully spacious Glenmaggie villa as an example at Cardinia Waters Village in Pakenham. The Glenmaggie is offered as the final stage of Cardinia Waters Village. The Glenmaggie is a two-bedroom, two-bathroom home with light-filled, open plan living, dining and kitchen areas opening onto a paved courtyard. Included is a walk-in robe for the master bedroom and built-in robe in the second double bedroom. The Glenmaggie also has a double garage, a home office with built-in storage, and a generous laundry located at the rear of the villa.
Still in Pakenham, but at Main St Village, you have the choice of a Norman 2 villa. The Norman 2 also offers two-bedrooms plus a study, along with two bathrooms, north facing living spaces and a double lock up garage with internal access for added security.
We also offer options for more generous budgets where a premium location, such as Melbourne’s Mornington Peninsula, is a priority. Visit Martha Cove Village or Beleura Village Mornington to find out more. Given the desirability of a beach side location, re-sale villas will come up from time to time at these locations and are in high demand.
Before making any significant lifestyle decision, make sure to consult with a professional for expert advice. A lawyer that specialises in retirement accommodation options is always a wise idea.
